The Calvert County Board of Appeals met Feb. 6, 2025, in a hybrid session and unanimously approved variances for four separate property cases while taking up administrative matters including mapping accuracy and appeals updates. Chair Susie Hans Wells led the session and staff reviewed hearing procedures and public‑notice requirements.
Board members opened by reviewing procedure and timing: "The board will render a decision within 45 days after the case is closed, and an order will be issued no later than 45 days after the decision is rendered," the chair said during the meeting. The board then proceeded through four cases involving setback and critical‑area variances, each decided by unanimous vote.
Why it matters: the approvals affect property use in both rural and Town Center areas, including one critical‑area decision that requires tree removal with mitigation and stormwater improvements. In administrative items the board asked staff to continue providing plats, topo maps, aerial photos and clearer site photos with orientation in staff exhibits after members flagged discrepancies in the county’s GIS/tax map layers. The board also noted one withdrawn appeal (case 24‑4208) and said no new written orders have been filed by the county circuit court as of the meeting.
