Schiller Park commission approves setback variances so Speco can expand its Seymour Avenue plant

The Schiller Park Zoning, Planning and Appeals Commission voted 7–0 on April 8 to approve setback variances that will allow Speco, a local manufacturer, to expand buildings at 9323 and 9327 Seymour Avenue.
The variances permit a reduction in the required rear yard setback from 15 feet to 5.5 feet (a 9-foot, 7-inch reduction) and a 7-foot reduction in the east side yard requirement (normally 10 feet). During the hearing, architect Jim Rundle reviewed site plans and staff recommended approval with the condition that the two Seymour lots be consolidated before a building permit is issued. Corporate counsel and the commission agreed in the Findings of Fact that "the hardship was not created by the applicant." The motion to approve, made by Commissioner David Figarelli and seconded by Commissioner David Powrozek, passed unanimously with seven ayes and no nays or abstentions.
The commission framed the relief as necessary because existing building lines extend into required yards and strict compliance would impair site operations and potentially affect worker safety. The approval is conditioned: staff said lot consolidation for the two Seymour addresses must occur prior to issuance of a building permit for the project. No public opposition was recorded at the hearing.
