Council members discussed a proposed Fischer Homes development on the old Michner property during the Village Manager’s report and later in the finance/land-use discussion. Chief Gary Copeland reported he held a Zoom meeting with Jenifer Gonzalez of Fischer Homes and said the developer "suggested ½-acre lots, which would accommodate about 100 homes valued between 700K and 800K." He stressed that ingress and egress must be provided on Old 73 and that passage through the Camp Creek development would not be permitted.
Mr. Zack Gallagher pressed why developers often approach the Village without consulting the Township; Gallagher said he wanted an outline for developers that sets Village expectations and suggested increasing new-lot minimums to three-quarters of an acre. Law Director Jeffery Forbes explained that anything annexed into the Village is automatically zoned R1 and that R1 requires 25,000 square-foot lots, equating to roughly 0.57 acres. Mrs. Connie Miller said she believes ½-acre lots can be acceptable and noted examples of attractive neighborhoods with half-acre lots that help keep housing more affordable. The minutes record agreement that Mr. Gallagher would collaborate with Mr. Forbes on possible code updates.
