The Canyon Creek Homeowners’ Association board approved the association’s 2025 operating budget at its Sept. 23 meeting. Board member Dave Marshall moved to approve the proposed $904,400 budget, which the board adopted unanimously after noting small contractual increases would be updated by management.
Treasurer Darryl Judice presented year-to-date financials during the same meeting and reported an operating surplus of approximately $49,000. The approved 2025 budget, as adopted, includes a 9% increase in homeowner assessments to cover contractual cost increases and ongoing operating needs. The motion to approve the budget was seconded by Darryl Judice and carried unanimously.
The board instructed Darryl Judice and Spectrum Association Management to finalize the small numeric adjustments before final posting. No public hearing or individual homeowner vote was recorded in the minutes; the board’s action was taken during a regular board meeting.
