Planning Board approves 2-lot minor subdivision on Route 17B; repair shop will require special-use permit

The board approved the 2-lot minor subdivision portion of a conceptual application for Kupferman Holding on State Route 17B (S/B/L: 11.-1-24.3), allowing the applicant to proceed with financing for the commercial component. Tim Gottlieb said the owners intend one lot for a single-family residence and one for a repair shop; he told the board he had an informal DOT conversation that suggested the new entrance would not be an issue.
Consulting engineer Matt Sickler reminded the board that a repair shop in the HC-2 zone requires a special-use permit and supplied review comments for the applicant. The board concluded the minor subdivision can be approved prior to or separately from the site plan so the applicant can pursue financing while site-plan details are worked out; Kristin Boyd moved to approve and Christina Cellini seconded the motion, which passed unanimously.
