ZBA presses applicant on imperviousness and coverage for 328 Caroline garage and family room

Architect Michael Perry presented for owners proposing a family room and a one-car garage at 328 Caroline; the proposal replaces a backyard shed and adds about 200 square feet of impermeable surface, according to the presentation.
Perry said the owners entertain frequently and need the additional family space. "The owner wants to build a family room. They entertain a lot during the summer," Perry said. Board members repeatedly pressed the applicant to reduce impervious surface or adopt permeable pavers, and asked for comparables showing relative building size and coverage in the neighborhood. One member said the 28% imperviousness relief requested was a concern and recommended permeable pavement or reducing driveway width.
The applicant and board agreed to supply additional comparables and to explore materials and layout changes that could cut the percent of impervious area. The public hearing was left open and applicants were asked to supply requested materials at least a week before the next meeting.
