Jerry Ryan of Ryan Builders represented Anthony Soletti for a proposed 16-by-12 screened-in porch at 1 Jefferson Street in the UR2 district. Ryan said the design would match the house and neighborhood character and acknowledged an earlier oversight about the 20-foot total side setback requirement.
"Mister Soletti would like to build a 16 by 12 screened in porch," Ryan said during his presentation. Board members asked for additional photographic evidence, site plans and comparables showing how enclosed porches fit with adjacent properties. The board read a draft motion describing the parcel, relief requested (proposed 11.5 feet vs. required 20 feet; relief ~42.5%) and five findings including the preexisting nonconformity of the building and matching materials.
