Applicant Jeremy Smale testified under oath that he purchased a property he described as in "extremely, extremely poor condition," removed substantial amounts of trash and rehabilitated the house with a new roof, siding, flooring and bathrooms.
Smale said Overlook Acquisitions LLC became the record owner by deed recorded February 24, 2025, and that he is a member of that LLC and is authorized to represent it. He told the board the short-term rental would be a three-bedroom single-family home with two detached structures (a shed and a garage) and that he plans to set guest capacity at six and provide off-street parking for about four cars.
On operations, Smale said the rental would be advertised through Airbnb and that the platform conducts some identity and background checks, which he described as an imperfect but existing safeguard. He also said he follows noise ordinances, prohibits parties and communicates with guests through the app to resolve problems.
"We've taken numerous amounts of 40 yard boxes of trash out of there, you know, probably 4 to 6 40 yard dumpsters," Smale said, describing the cleanup and rehab. He added that he lives in the township and expects to monitor the properties closely.
