Planning commission sets public hearing for rezoning at 903 North Main

The Bowling Green Planning Commission on Aug. 5 voted to set a public hearing on a rezoning request for about 0.23 acres at 903 North Main, moving the parcel from pedestrian residential to medium-density residential (R-2). The motion to set the hearing was moved and seconded and carried on a roll-call vote.
Alton Smith, speaking for his father James (Jim) Smith, the property owner and applicant, said the house has been used as a duplex for many years and that the family plans a substantive rehabilitation. "We're requesting, for r 2 because this has always been used as a duplex ever since I've been alive," Smith told commissioners, adding the project will include separate kitchens, two furnaces and two air-conditioning units to convert the building to modern duplex standards.
Neighbor Lee Lebatru of 909 North Main told the commission the house "hasn't always been a duplex" and asked whether concerns should be addressed now or at the public hearing; staff and the chair directed detailed testimony to the upcoming hearing. Planning staff (Heather) said a formal staff report with research and required notice will be included in the packet for the public hearing.
The motion to set the item for public hearing was recorded by roll call as follows: Broadwell — yes; Denbow — not present; Ennis — yes; Macomber — not present; Phillips — yes; Remus — yes; Stalter — yes; Waddle — yes; Boddy — yes. The commission did not take a final vote on rezoning at the Aug. 5 meeting; the item will return for a public hearing at the next meeting.
