Committee members and the project team spent substantial time on material specifics for the 122 East Escolones rehabilitation.
Staff asked the subcommittee for feedback on the door, wall-mounted light fixture and "the stucco texture" and recommended using wood windows rather than fiberglass on the primary historic footprint. One commissioner noted concern that the proposed stucco "might not be match the existing original stucco," prompting the consultant to propose a smooth, hand-trowel undulating finish to approximate the historic appearance.
The roof was a particular focus after tests found clay tiles brittle and not salvageable; the consultant described a "fire flash" product from US Tile that introduces color variation during firing so new tiles will appear aged rather than uniformly new. On windows, the design team said it will use custom wood windows on the original footprint and may use fiberglass on the addition to clearly differentiate new construction from the historic structure. The subcommittee asked the applicant to document replacement areas and preserve or salvage existing elements where feasible before replacement.
