Board members focused on wastewater and water supply: several members said they needed a sanitary/septic evaluation and the precise locations of two existing wells shown on revised plans. Epstein said the current septic likely is inadequate and that the team will hire a septic engineer and submit a plan sized for up to five bedrooms. The chair explained the correct procedural sequence: “You go get the variance first, and then you come back to us, and we’ll decide whether we’re approving the site,” and the applicant said he would pursue a variance at the zoning board of appeals and resubmit to planning after obtaining the zoning determination.
