Planning Board discusses stronger sketch-plan requirements for subdivisions and variances
Summary
Board members said the PB should require sketch plans showing lot size, width, coverage and—when relevant—property lines, ROW, deed and septic information so the board can consider preliminary approvals without full surveys.

On Aug. 27 the Sodus Point Planning Board discussed tightening sketch-plan requirements for subdivision applications and cases that require variances. Members said sketch plans can avoid a full survey but must show enough detail for the board to make preliminary decisions.
Bill McKee said sketch plans should include lot size, width and coverage and any other items the Planning Board deems necessary; for cases requiring variances the PB should request sketches that show property lines, right-of-way and deed information and, in some situations, septic details. "The sketch plan should include lot size, width, coverage and any other items the PB feels is necessary," the minutes state. The board asked members to re-review the draft guidelines so applicants know what to submit, and noted that major subdivisions (such as near the golf course) will require a more comprehensive submission list.
