CMP tells Bridgton board its Knights Hill substation needs rebuilding; parcel requires variances

Central Maine Power representatives told the Bridgton Planning Board that the Knights Hill Road substation is at the end of its useful life and needs demolition and replacement with a modern steel open-air substation. James Morin, CMP permit representative, described plans for a larger gravel pad, concrete foundations for steel structures and temporary use of a mobile substation during construction.
"My name is James Morin representing CMP," Morin said as he introduced the sketch plan. CMP acknowledged the 100-by-100-foot parcel does not meet the town's 80,000-square-foot minimum lot size or the 75-foot front setback and 25-foot side setbacks; representatives said they will pursue dimensional variances through the appeals board. Board members urged CMP to take the variance/appeal step early in the process to avoid purchasing specialty equipment and then being unable to build within town rules.
