The Saginaw Zoning Board of Appeals voted to approve an application (case J262871) for reduced front and rear yard setbacks at 403 Waller Street after hearing from an on-site representative and staff.
Joe Barr, who identified himself as living at 120 Camelot Drive, told the board the lot's unusual shape and an existing curb cut on Hamilton Street limit where a driveway and house can be placed. "He was telling me that he just wants to reduce both the front and the back of 13 feet just because of how the property is structured," Barr said during public comment. Board members asked staff about slope and curb cut feasibility before moving to a decision.
Board members cast roll-call votes citing lot configuration and minimal neighborhood harm. Nash said the lot configuration constrained reasonable placement; Dawkins noted the existing curb cut supported the request; Johnson agreed noting the curb cut is already there. The chair, Forbes, also voted in the affirmative, saying the change would "increase property values, aesthetics, and safety within the neighborhood." The motion to approve carried by the required board majority.
The approval allows the applicant to proceed with building located closer to the front and rear lot lines than the zoning code nominally permits. The board recorded no public objections during the hearing and no conditions beyond the standard requirement that the action is final and judicial review remains the only remedy.
