Peregrine Design Build presented plans for a 5,040-square-foot mixed office-and-shop building in the Meadowland Business Park on July 7, telling the board the structure will provide shop storage, office space and room for growth. Applicant Julian Bartolo said the team envisions office and mezzanine spaces and room for tools and materials storage; architect and team emphasized window placement to capture east views.
Board members focused on how the building will orient to two streets (Randall Street and Meadowland Drive), how to improve the facade that faces Randall Street, and the pedestrian connection from Randall Street to the principal entrance. Staff flagged a legacy condition from a 2014 subdivision that shows a gravel pedestrian path; staff and the applicant discussed three options: keep the path largely as shown, revise it with nominal improvements to avoid a dead-end path, or remove it and extend the Randall Street sidewalk to the wetland edge. Planning staff warned that wetlands and river corridor standards will constrain options. The board and applicant agreed the team will provide revised plans with enhanced orientation, updated renderings and specifics for seating/landscaping and EV-ready parking ahead of the August 4 date the applicant selected for return.
