The Modesto Reno Site and Architectural Commission voted Feb. 5 to approve a site development permit for a two-story addition at 17780 Bruce Avenue. During the presentation staff answered commissioners' questions about an unpermitted trellis in the side-yard setback and confirmed it will be removed as part of the building permit. The applicant said the design will adopt Spanish Revival elements, noting, "We're going to change the roof style to more of a clay barrel style roof and make a Spanish revival look on the outside." Commissioners asked about exterior lighting (limited to the entry and a small balcony) and whether an accessory dwelling unit could be added later; staff said an ADU of up to 800 square feet is allowed and is not included in the home's floor-area limit.
Commissioners said the addition is compatible with neighborhood patterns and moved to approve the site development permit per the draft memorandum of decision; the motion passed on a roll-call vote with recorded affirmative votes. No members of the public spoke on the item and no written communications were noted.
