Commission approves detached accessory structure and olive-tree relocation at 15392 Carl Avenue

The Modesto Reno Site and Architectural Commission on Feb. 5 approved a site development permit and the relocation of a 25-inch-circumference olive tree at 15392 Carl Avenue, clearing the way for a new detached accessory structure of about 997 square feet.

Staff opened the public hearing and noted a correction to the staff report: "1 point of clarification in the staff report erroneously referred to the tree, to be relocated as a Japanese maple, but it isn't actually an olive tree." Staff recommended approval in accordance with the draft memorandum of decision. The applicant, Tony Cal, identified himself as the property owner and told commissioners the structure is intended for family use — a dance studio for the couple's children, a private office and a covered outdoor kitchen; a pool is planned further behind the lot.

Commissioners asked about existing trees visible from the street; the applicant said earlier drought killed smaller rear trees and that one or two removals may be necessary. Commissioners noted the proposed materials (board-and-batten siding and metal roof) match the main house and said the structure is well screened from neighbors. The chair moved to approve the permit and the olive-tree relocation as conditioned; the motion passed on a roll-call vote with Commissioner Allen and Commissioner Evans recorded as voting yes along with the chair.

The decision was approved per the draft memorandum of decision attached to the staff report. There were no public speakers and no written communications recorded on the item.
