Developers present Reverie Ranch concept; city told project could add roughly $140 million in value

A development team presented a conceptual general plan for Reverie Ranch, revisiting the original annexation and requesting consideration of two additional tracts in Arcola's extraterritorial jurisdiction. The presenters said the overall plan covers approximately 502 acres, includes about 34 acres of lakes and detention, and anticipates neighborhood design similar to nearby Post Oak Point but with narrower lots to target lower prices. The presenter said the project had purchased a 7.5-acre triangle previously planned by TxDOT for dry detention and that collaboration with TxDOT on an intersection at North Pine and 521 had produced a traffic study supporting the plan.

The developer estimated the project would add approximately $140,000,000 in taxable value to the city, and by annexing two additional parcels could add another $55–$60 million. He framed the plan as offering somewhat more affordable lots (45-foot lots versus 50-foot typical), and noted off-site infrastructure (water/wastewater force main, lift-station connections and drainage) is being coordinated with the Arcola MMD and Fresh Water Supply District No. 1. Council received the informational presentation and asked engineering and planning follow ups; no annexation vote was taken at this meeting.
