Architect Ronald Kasmarsky described a cantilevered second floor that increases second‑floor footprint while keeping first‑floor width modest; he said the house was intentionally designed to fit the parcel and neighborhood character.
Board members asked about plan discrepancies and second‑floor overhangs that produce a 5‑foot worst‑case side yard; Lieber acknowledged a two‑plan dimension discrepancy and confirmed the variance plan governs. No members of the public spoke during the public‑comment period. The board approved the combined C and D variance package and bulk variances by roll call; Ms. Gomez recorded an abstention, all other voting members voted yes.
