Temple told commissioners that runoff from the Queen Street site flows directly into Bridal Creek and that the town’s Chesapeake Bay Preservation Area (CBPA) overlay and land-development review requirements mean projects over 2,500 square feet need erosion and sediment controls and best-management practices. “I would, ask you as a planning commission to do that and also, the town council,” Temple said, recommending the commission revisit the project to prioritize on-site stormwater solutions before proceeding.
Commissioners asked follow-up questions about whether a consultant or engineers were working on the Queen Street design and were told that the project is part of the town’s planning process; engineers have advised that disturbance over certain thresholds will trigger a new stormwater system design and review.
