The applicant told the Planning Commission that a revised site layout produces 55 parking spaces and keeps three driveways on the site to reduce on-lot congestion.
The applicant said the team considered an alternative that concentrated parking along the length of the beach and removed a center driveway, but concluded that arrangement "would lead to more congestion" on the lot and on the adjacent street. An applicant representative summarized the final count: "So it's a 55." The commission also recorded lot coverage at 39.8% under the presented site plan; the applicant said they were close to required limits and were not trying to squeeze additional stalls beyond the 55 shown.
Commissioners and residents questioned sight lines at driveways and construction-fence placement; the applicant agreed to discuss safety and contractor parking. The parking and lot-coverage figures were presented as part of the site plan discussion and will be reviewed as part of the forthcoming civil permit submission.
