Council approved a conditional-use permit for an accessory dwelling unit (ADU) on Lot 30 of the Al Scott/Rocking A Ranch subdivision that exceeds the city's 1,200-square-foot ADU limit. Planning staff and the applicant described a lot-line adjustment that created a 10.65-acre parcel and said the proposed ADU is intended to accommodate multiple aging family members.
Andrew Glasswell, planning staff, told council the lot now falls into the larger size category under Eagle code and that the Planning & Zoning Commission recommended approval with two site-specific conditions. Applicant representative Ashley of Teal Point Custom Homes said the design was created to meet a multigenerational family's needs and that shrinking it now would increase costs and reduce functionality. Council members supported approval as proportional to the lot size; the motion to approve the CUP with the stated conditions carried.
