Paulsboro board approves 6-foot fence at 218 E. Broad Street to curb trespassing

The Paulsboro Land Use Board voted unanimously May 7 to grant a bulk-variance allowing a commercial property at 218 E. Broad Street (Block 106 Lot 3.02) to replace a 4-foot fence with a 6-foot fence and to install vehicle gates subject to engineer and fire-chief conditions. Jack Henderson moved to approve the application and Larry Haynes seconded; the roll call vote was 6–0 in favor.
Applicant Frank Esposito, who was sworn in for Application No. 24-LUB-002, said the site will be leased to a construction company and used primarily for remote commercial operations with limited family use. “They plan to lease the building to another construction company,” Esposito said, and added the fence was intended to reduce trespassing and safety problems at the adjacent boat ramp to the creek. Engineer Steve Cosaboon recommended black aluminum (rather than chain-link) 6-foot fencing, 12-foot vehicle gates and a 15-foot setback for vehicle access, and he said the Fire Chief must approve the entrance and exit plan. Cosaboon also requested a post-inspection fee be escrowed for engineering inspection.
Board member Ben Mento praised the applicant’s cleanup of the site and noted waterfront properties are particularly vulnerable to misuse. The board’s approval incorporates the engineer’s recommendations and the conditions discussed during the hearing.
