Hunter board okays vendor renewal pending legal review, approves higher penalties for unpermitted short-term rentals

The Town Board on Aug. 13 authorized the supervisor to sign a renewal with the vendor Granicus for short-term rental (STR) services, contingent on the Town Attorney’s review. Meeting minutes state the town received a 100% credit from Granicus for 2024 but that Granicus’s letter module — including certified‑mail capability — remained nonfunctional; the minutes record that “The Town will not be paying for any services until Granicus is providing 100% of the services.”
Code Enforcement Officer Rose Santiago told the board Granicus can document properties that rented without permits for the prior year and proposed charging back fees to those parcels. After discussion on whether the town should set a flat back fee or charge the original fees that would have applied, the board approved a motion amending STR permit fees to raise costs for properties that rented without a permit for one or more years after adoption of the local STR law, effectively doubling the annual rate based on occupancy. Councilman Dolph Semenza moved the renewal authorization and Councilman Raymond Legg seconded the renewal motion; the fee-amendment motion was seconded by Supervisor Mahoney and recorded as approved (Ayes 5, Noes 0).
