Bellfield developers present condo plan changes after fire‑department review; board asks for tightened conditions

Larry Boudreaux of Bellfield presented the Phase 4 FDP condominium plans and outlined revisions made after meetings with the Roosevelt Fire Department and county planning staff. He said the team widened drive radii, added pavement to meet H‑20 loading, located man‑doors and added garage bike storage with EV charging limited to the garage rather than the first floor.
"We had to make it 12 [feet] and we paved it...so we had to meet H‑20 loading there," Boudreaux said while walking the board through auto‑turn and access changes. Several board members, including Miss Polidoro and Miss Branson, said the draft resolution contained more than 60 potential conditions, many phrased too vaguely for enforceable approval. The board asked for a consolidated resubmission and a technical consultant meeting to tighten condition language; the applicant agreed to an offline Teams meeting and to submit revised materials before the next deadline.
