Zoning board approves cottage-area variances for Ash Road lot with lighting restriction

On Jan. 14 the Town of Huron Zoning Board approved area variances for a cottage at 8315 Ash Rd. (application 1212-25A) after determining the proposal a Type II action under SEQRA; approval includes a stipulation that outdoor lighting 'must not be a nuisance to neighbors.'
The Town of Huron Zoning Board of Appeals on Jan. 14 approved area variances allowing a new cottage to be built closer to lot lines than zoning otherwise permits at 8315 Ash Rd.
Board members found the application a Type II action under the State Environmental Quality Review Act (SEQRA), citing section 617.5(c)(11). Gordon Smith moved that determination, and the motion passed unanimously (Ayes 6, Nays 0). The applicant, Matthew Stepnowski of Webster, NY, participated by phone and explained the cottage is intended to become his home in the future.
After members reported they had inspected and were familiar with the site and completed a Findings of Fact, Dalton Bean moved, seconded by Nick Santino, to approve the area variance as submitted with one condition: "outdoor lighting must not be a nuisance to neighbors." Votes on both the setbacks and coverage were unanimous (Ayes 6, Nays 0). Amy Connelly read the Local Waterfront Revitalization Program (LWRP) recommendation letter during the hearing.
The decision grants the variance with the stated lighting stipulation; the public hearing was closed at the conclusion of the vote.
