Zoning board grants area variance for front-yard setback at 7429 Phelps Ave

The Town of Huron Zoning Board of Appeals voted unanimously Oct. 8 to grant an area variance to allow a house and garage at 7429 Phelps Ave to be sited closer to the front lot line than the Resort District's 75-foot setback normally requires. The board first determined the request by Timothy McGuire was a SEQRA Type II action and completed the short EAF process.
After reading the Local Waterfront Revitalization Program recommendation and closing the public hearing, the board adopted findings of fact and approved the variance "with the following stipulation; outdoor lighting must not be a nuisance to neighbors," Shelly Cahoon, committee member, moved. The minutes record a unanimous vote in favor and no recorded public objections.
