Hudson Falls ZBA unanimously approves area variance for garage at 25 Preston Street

Acting Chairperson Michael Willig announced the board unanimously approved an area variance for 25 Preston Street at its April 21 meeting, allowing a new one-story garage with a loft to be built closer to the property lines than current zoning allows. The motion to approve the application was made by Willig and seconded by Board Member Chris Connelly; the board recorded unanimous support from Chairperson Robert Durkee, Acting Chairperson Willig and Board Members Louis Cantiello, Edward Mahan, Chris Connelly and Mary Alice Murphy.
Code Enforcement Officer Will Celeste told the board the zoning ordinance requires a five-foot setback. The applicant requested relief of two feet from the rear setback and four feet from the side setback. The application materials indicated the new garage will replace a prior garage removed from the site, will have a shingled roof and will be a one-story structure with a loft. Applicant John Greco said materials for construction will be delivered via the driveway. Village Attorney William Nikas led the board through the short Environmental Assessment Form and the board determined the action would not present adverse environmental impacts, issuing a negative declaration prior to voting to approve the variance.
The board recorded its approval formally in a resolved motion: "RESOLVED, that the Area Variance application for 25 Preston Street is approved as submitted." The meeting was adjourned at 6:13 p.m.
