The Village of Hudson Falls Planning Board continued the public hearing on a proposed car wash and laundromat at 23 Main Street and tabled the application March 24 pending additional traffic and agency review.
Architect Ethan Hall reviewed updated site plans and said the project’s car‑wash bays are expected to be occupied about "10-12 minutes, with the touch free one being about 8-10 minutes," which he said should limit simultaneous departures. Village engineer Frank Palumbo told the board he had just received the new plans and identified traffic as the primary unresolved issue: with a single entry off John Street, Palumbo warned of possible backups, visibility problems and "courtesy gap" concerns. He recommended obtaining formal guidance from NYSDOT because DOT controls the intersection and driveway placement.
Applicant counsel Brian Reichenbach noted a Zoning Board of Appeals decision in December 2023 found this use appropriate for the district and that the current plan would meet required setbacks and not require variances as presented. Board members and staff discussed the possibility of using an adjoining residential lot for additional access or parking, and Attorney William Nikas suggested exploring relocating some entrance/exit points to improve flow.
With no public commenters at this session, the board opted to table the proposal until DOT comments, further traffic analysis and the village engineer's review are provided; public comment will remain open. The board did not take a vote on approval or denial and requested updated materials before re‑opening the public hearing.
