Planning staff recommended rezoning about 9.63 acres at the Hwy 557/Ridge/Kingsbury intersection from industrial (ID) to general commercial (GC) to accommodate a conceptual multi-tenant retail center and potential gas station. Staff said the county’s Penny road project will reconfigure intersections and add signalized crossings, shifting the corridor’s character and making commercial uses more appropriate than industrial for that parcel.
Commissioners questioned sight lines, right-of-way changes and why the parcel had been zoned ID historically. Staff said the ID designation likely reflected earlier industrial uses nearby and that the roadway realignment and signalized intersection support commercial redevelopment; after discussion the commission moved and approved the rezoning.
