Planner Marion Ray told the commission the Amor Estates preliminary plat proposes 15 single-family lots off Empyrean Way with private water and septic service and two detention ponds to address streams and topography. Staff reported that each lot meets the RUD one-acre minimum and that a tree survey had been completed and approved by staff.
Commissioners asked technical questions about buffers, setbacks and tree-save areas; staff clarified the project includes a 25-foot building setback and a tree-save area surrounding the project. After discussion, a commissioner moved to approve the preliminary plat and the commission voted to grant preliminary plat approval; final plat approval remains contingent on approved septic permits and standard site-completion conditions.
