Gilpin Township held a public hearing to consider amendments to the township's 2023 zoning ordinance, township solicitor Tim Miller said, describing the proceeding as the statutorily required opportunity for public comment before adoption. "This is the time and place for a public hearing regarding the an amendment to the Gilpin Township zoning ordinance," Miller said as he opened the record.
Miller outlined the principal changes the board is proposing: revising Section 203 of the use table to remove a catch-all for uses not specifically listed; establishing procedures for similar-use determinations; permitting noncommercial garages as a principal use subject to supplemental regulations; adding related definitions; and correcting duplicate section numbering that affected provisions tied to data centers. He told attendees a true and correct copy of the proposed amendment had been available to the township since the prior meeting (June 17).
The solicitor noted the hearing is limited to the language of the proposed amendments and that general zoning complaints or unrelated map changes would not be considered at this proceeding. The board also entered proof of publication for the hearing notice (advertised July 3 and July 10) into the record as Exhibit A and said planning-commission comments would be included as Exhibit B.
