The council approved a staff‑recommended warrant to allow 80% lot coverage on nine lots (about 43.8 acres) in the Sendero development’s P5 Core area. Staff said the subdivision plat, drainage master plan and public improvements were approved earlier (2022–2023) assuming 80% impervious cover; the council and planning commission concluded that strict application of a new 65% limit would be inconsistent with those prior engineered approvals.
Planning staff explained the B‑3 code contains a warrant process to accommodate deviations when strict compliance is impractical. The planning commission recommended approval on Aug. 28, and council members emphasized the prior drainage design has already been constructed. Council voted to approve the warrant unanimously.
Council asked for individual lot landscape and tree planting plans when each lot submits a site development plan; staff said landscape plans will be reviewed and mitigation credits considered at that time.
