Following hours of testimony, commissioner questions and public comment, the Planning & Zoning Commission voted to table the Macquarie Ranch PDD application and enumerated specific corrections and materials it wants included in the record before council consideration.
The commission asked the applicant to amend the PDD to: specify that any water storage facility be buried (not an elevated tower), remove language authorizing removal of protected trees from riparian buffers, remove or clarify references to existing wells (allowing only the existing house well to remain in service), cap or clarify tree mitigation language and commit to planting two 4‑inch replacement trees per lot from the city’s replacement list, require that any driveway or disturbance exceeding 25% slope return to the commission for review, provide an arborist inventory superimposed on the grading areas (grading area + 20 feet) to show which trees would be impacted, and submit centerline/roadway engineering demonstrating adequate fire apparatus access and a conceptual fire plan. The motion to table passed by voice vote.
