Planning board approves minor subdivision shifting about 4 acres between two lots

The planning board voted to approve a minor subdivision that transfers roughly 3–4 acres from Lot 4 to Lot 3 in the Upper J Trumbulls area, the board confirmed.

The applicant’s presenter described the proposal as a boundary-line adjustment and said the park agency issued an amended permit without objection. "No new building rights," the presenter said, noting the building sites remain in the same locations and the adjustment primarily improves road frontage for Lot 3.

Staff and members discussed the map and the proposed centerline of the brook that will serve as the riparian boundary; staff noted the permit provides authorization for "2 single family dwellings, 1 on each lot," and that there was no determination about additional future building rights. Board members also reviewed historic site details, including prior septic tests and an earlier beaver-dam event that altered local drainage.

A board member moved to pass the application and, after a second, the chair called the vote; members indicated their support and the motion carried. The chair said he would sign the mylar and send a short letter describing the materials needed for the record.

The board’s action classified the plan as a minor division and approved the boundary adjustment; the record contains no additional conditions recorded in the meeting transcript.
