The Planning Board of the Town of Keene approved a series of land‑use actions across meetings held Jan. 14, Feb. 11 and March 11, 2025, including two‑lot subdivisions for Howard Runyon and Chris Allegaert, a four‑lot phase of the Maple Ridge plan, a 20×28 garage for Kyle Harris, and final approval for Laura Holbrook’s Homestead subdivision following APA sign‑off.
Kevin Hall presented the applications and accompanying materials at multiple meetings; when the Holbrook item cleared the Adirondack Park Agency the board recorded approval on March 11. The board recorded motions and roll calls for approvals: the Runyon two‑lot subdivision passed on a motion by Linda LaBarge, seconded by Ron Hall (6 YES); the Allegaert two‑lot subdivision passed on a motion by Ron Hall, seconded by Brian Crowl (6 YES); and the Holbrook subdivision was approved on March 11 on a motion by Ron Hall, seconded by Tom Hickey (5 YES).
Board members also approved a Maple Ridge four‑lot configuration for lots 2, 5, 6 and a new lot and required that contractors for certain lots return to the Planning Board before construction. For accessory structures, the board approved a 20×28 garage for Kyle Harris at 10 Peaceful Way after the applicant provided an APA letter and a neighbor letter.
The approvals carry conditions where noted: the Allegaert subdivision requires a formal APA permit because prior lot transfers to the DOT used available NJ letters; the Hay garage application (210 Adrians Acres Lane) remains incomplete and requires septic documentation and an NJ letter before advancement.
The board did not report any votes failing in these meetings; several items remain pending or tabled for missing materials and site visits.
