Zoning board grants two residential variances in unanimous votes

At its meeting the Bronxville Zoning Board of Appeals approved two residential variances after presentations from Pratt & Black Architects. The first, for 4 Westway, permits a finished attic with three front dormers and a rear continuous dormer, increasing FAR by 576 square feet to 5,891 sq ft. The second, for 84 Park Avenue, allows demolition of a nonconforming attached garage and construction of an attached garage, mudroom and guest suite; board members emphasized the need for drainage and percolation reports and discussed replacement of a failing retaining wall.
Both motions passed unanimously (4–0). Chair Stuart McIntosh noted that three consenting members are required for action and that four members were present. The board asked applicants in both cases to comply with standard building permit processes and to submit any required engineering and drainage documentation before final approvals.
