Planning Commission approves 10-space parking expansion at Driftwood Lodge

The Springdale Planning Commission voted unanimously May 6 to approve a Design Development Review for the Driftwood Lodge that will add 10 parking spaces adjacent to a new building at 1515 Zion Park Boulevard. The motion, moved by Commissioner Terry Kruschke and seconded by Paul Zimmerman, passed with six recorded aye votes.
The approval is conditioned on findings that the expansion complies with Town Code (Section 10-23 on off-street parking and Sections 10-18-4 and 10-18-6 on landscaping). Conditions require using the Town-approved concrete color (Davis Color #5084 at 2% mix or a pre-approved equal), verification that the proposed parking light fixtures meet Title 10 Chapter 15C before project completion, and encouragement that the applicant replace non-native landscape species (pampas grass and gray leaf cotoneaster) with native plants. Director of Community Development Niall Connolly presented the application on behalf of applicant Hans Dunzinger; contractor Anthony (Tony) Brooksby was introduced for technical questions.
Commissioners discussed aesthetics and safety before voting. Chair Jennifer McCulloch recommended substituting non-native plants with native species and matching concrete to the town palette; Commissioner Kruschke asked that lighting compliance be confirmed prior to project completion. The approval authorizes the 10-space lot expansion as described in the application but does not authorize any variances beyond the conditions recorded in the motion. Staff will verify lighting specifications and acceptable concrete color during final inspection.
