The Board of Aldermen approved amendments to the city's zoning regulations designed to refine lot-size requirements and address parking standards.
Community development staff explained the package included updated lot coverage requirements, a new R‑1B residential district to separate development-size rules within the R‑1 classification, and a parking standard increase for multi-tenant units from 1.5 spaces per unit to 1.7 spaces per unit (and one space for studios/efficiency units). Staff said accessory dwelling units were removed from the ordinance and will be proposed separately later this year.
The planning and zoning commission reviewed and recommended the changes. Community development noted the amendment supports board priorities to reduce lot sizes and add flexibility in development standards.
The ordinance amending Chapter 405 was read and approved on second reading with a unanimous vote.
