Planning staff recommended and the commission recommended approval of rezoning case RZ26‑18 for 11183 State Highway 30 on Aug. 6. Benjamin Johnson, project planner, said the 2.25‑acre parcel is currently zoned agricultural/open but has hosted commercial uses (including a greenhouse in the past) and that C‑3 zoning supports the commercial development pattern along Highway 30.
Johnson said staff received six mailed notices and no calls or emails in opposition. Commissioners described the request as a straightforward, compatible rezoning that "checks all the boxes" for corridor redevelopment. The commission moved, seconded and carried the recommendation to City Council.
