Commission hears explanation of 'reversion to acreage' and zoning limits

Commissioners asked whether reversing a subdivision (a 'reversion to acreage') automatically restores the property's prior zoning. Planning staff (S3) said it does not: reversion addresses the subdivision map and boundaries, not an automatic change in zoning.
"It doesn't deal with zoning at all... it's really talking about boundaries and what is existing, not the actual... zoning," staff said. The commission discussed scenarios where portions of a planned development were built while others were not; staff said the planning commission retains discretion to set zoning as a condition of approving a reversion, and owners can apply separately for rezoning if desired.
