Lindale board approves Birch Hollow preliminary plat with conditions on street names and easements

The Lindale Planning and Zoning Board voted 5-0 on Feb. 9 to approve the preliminary plat for the Birch Hollow subdivision at 14955 CR 411 in Tyler, Smith County, contingent on the addition of missing roadway names and any necessary easements. Jerry Terry moved for approval; Paul Ray seconded, and the motion carried unanimously.
Steven Lloyd, Lindale director of planning and development, introduced the item and noted the property had been annexed by the City Council. Lloyd told the board the preliminary plat as submitted by Nicholas Allegretto was missing some street names and that one or two lots “could potentially become easements.” He also said the owner had spoken with the property owner to the north about that neighbor possibly annexing into the city for future development.

The board’s approval was explicitly contingent on those roadway names and easement notations being added to the plat where necessary.
