The Marble Falls Zoning Board of Adjustments on Oct. 15, 2025 denied a request for variances to Section 4.2.7 (Existing Neighborhood Zone 2 minimum front and street-side setbacks) and Section 8.2.1 (required off-street parking for a duplex) for Lot 12, Block 294, municipally addressed as 711 Pecan Valley Drive. Director of Development Services Scarlet Moreno presented the application; applicant Luke Adkins spoke about driveway sizing and location, parking and safety concerns, and how the proposed layout interacted with setback requirements.
After public comment closed, the Board reviewed the variance criteria and the order for setbacks and parking.
