The Germantown Planning Commission voted to approve a package of zoning-text amendments to chapters 6, 17 and 23 of the municipal code that staff described as focused on clarity, consistency and efficiency. The package consolidates use and bulk tables, refines administrative-review opportunities (including a 10% de minimis allowance for certain site-plan metrics), and clarifies subdivision and nonconformity rules.
Director and counsel walked commissioners through the most substantive changes and five additional clarifying edits the council asked the commission to include (notably edits affecting RV parking language and explicit references to zoning requirements for lots in minor subdivisions). Legal counsel said the changes primarily reorganize and clarify existing rules, and commissioners responded favorably to the move to table-form use/bulk matrices that reduce redundancy. Several commissioners emphasized the importance of leaving certain RV-parking provisions alone for now and of ensuring the code explicitly ties subdivision-plats to zoning lot standards.
After discussion the commission approved the full ZTA package by roll-call vote, including the five clarifying amendments linked to prior executive-session discussion. Commissioners praised staff for the volume of work and the improved readability and process efficiency the changes are intended to deliver.
