It's almost AG," said Staff member (S1), explaining the intent is to allow the use in industrial zones if appropriate but to retain a staff or AUP check to ensure compatibility with nearby heavy industrial uses. Committee member (S3) said industrial locations make sense for large-scale nurseries and greenhouses because of water, traffic and infrastructure needs and indicated comfort with either permitted or AUP status depending on location.
The commission asked staff to prepare revised wording that clarifies when greenhouse and nursery operations can be permitted by right in industrial zones and when a discretionary review (AUP) is appropriate, with proposed criteria tied to scale, proximity to heavy industrial operations and infrastructure capacity.
Staff will return with a redline that shows permitted vs. AUP treatment and suggested development standards to reduce conflicts between nurseries and heavy industrial uses.
