City lowers nonresidential parking minimums to encourage development

The Board approved an amendment to Article 7, Section 7-12 of the Unified Development Ordinance to revise parking minimums for nonresidential uses. Assistant City Manager Nicole Morgan told the Board the changes aim to "boost economic growth, encourage sustainable design, and lessen environmental impacts" by tailoring parking requirements to building type and likely demand rather than a one-size-fits-all standard.
Commissioner Todd Ausborn noted that some businesses, such as HVAC contractors, typically need less customer parking than banks or retail establishments and that the amendment should reflect those differences. The motion to approve passed 4-0.
City staff said the revised rule will give developers more flexibility while preserving the city's ability to require sufficient parking during site review.
