Commissioners dissolve Pole Creek Meadows PID and consider a subdivision exemption outside Granby
Summary
Following staff history and legal explanation, the board voted to dissolve the Pole Creek Meadows Public Improvement District (formed 2012; bond repaid 2023). The board also reviewed a Murphy subdivision-exemption final plat outside Granby and prepared to act on conditions.
Finance Director Alina Bell (speaker 3) presented the history of the Pole Creek Meadows Public Improvement District and recommended dissolution. Bell explained the PID was formed in 2012 to pave roads in a new subdivision, was paid off in 2023, and had remaining funds refunded to property owners in 2024. She concluded "currently this district does not have any more assets and it doesn't have any more obligations," and the board moved to dissolve the district; the motion passed by voice vote.
Later in the meeting Hannah Zagon (speaker 18) described a Murphy Subdivision-exemption final plat just outside Granby. The applicants previously redivided their property and obtained water augmentation and two wells; Lot 1A would be 14.9 acres and Lot 1B 5.2 acres. Staff recommended approval with five conditions; commissioners discussed precedent and regulatory changes that now restrict re-subdivision of exemptions unless an original parcel is over 35 acres.
