Christine Fenimore presented the concept for CSPR 143186, Calvert County Industrial Park Lot 37: two mirror-image flex buildings (17,000 sq ft each; 34,000 sq ft total) on a 2.75-acre parcel in the I-1 Light Industrial district with proposed access from Cutter Court. Fenimore told commissioners a TIA was submitted to the Department of Public Works and must be approved before final site plan approval; parking requirements totaling 68 spaces (including ADA) were evaluated.
Staff noted one specimen tree that would require a variance; the environmental reviewer completed a Board of Appeals referral and the tree variance is scheduled for the Board of Appeals in June. After discussion of building form, parking and the specimen tree referral, a commissioner moved and the commission approved the conceptual site plan with staff-recommended conditions.
