Engineer James Tetro said the proposal is to provide a headquarters for Marcela/Marcelo Barreto’s fire‑extinguisher business and described the site constraints that require variances for floor area ratio, setbacks and parking layout. Tetro told the board: “This lot… is essentially mostly a meadow… and the relatively small dimension is really the foundation of the difficulties which require us to be before you, asking for variances.” Planning staff (Michelle Smith) explained technical conditions including screening, arborvitae plantings and site‑plan review before the planning board.
Neighbors asked about the slope, retaining walls and sight lines; the applicant agreed to plant a hedge of arborvitae and to coordinate retaining‑wall design and fencing. After discussion the board closed the hearing and unanimously approved the variances and special permit, subject to the staff recommendations and required subsequent planning board reviews.
