The Vernal City Planning Commission on May 12 approved an amendment to the Uintah Heights preliminary plat that redistributes townhome units and relocates the retention pond. Assistant City Manager Braeden Christofferson told commissioners the change moves the pond to the southeast corner of the site to follow natural grades and allows a 13th unit by adjusting setbacks while remaining within the property's zoning density standards.
Christofferson said the site consists of approximately 0.91 acres (about 39,000 square feet) and that stormwater will be routed through the center of the plat to the relocated retention pond. Commissioner Hailee Todich asked about utility access and the public utility easement; Christofferson said the water line would be relocated away from the property line to meet city maintenance standards and that utility easements for water, sewer, electrical, gas and telecommunications would be finalized prior to final plat approval. Samantha Chapoose moved to approve the amendment (case 2026-016-SUB for 70, 76 and 80 East 500 South, Parcel #050520125, #050520126, #050520127); Troy Allred seconded, and the motion passed unanimously.
